Terms of Service
These terms govern your use of this website and any research or advisory service you engage EVO Proptech Advisory ("EVO Proptech", "we", "us") to provide. By using the site or commissioning a report, you accept these terms.
What we provide
We provide independent, buyer-side research on a residential property you identify to us. A standard BuySafe engagement produces a Property Health Score — a score out of 100 accompanied by a written report covering legal, financial, builder and location checks, and a recommendation expressed as GO, CAUTION or STOP.
What we are not
- We are not a real estate broker or agent. We do not list, market or sell property, and we accept no commission, referral fee or other consideration from any builder, broker, developer or lender.
- We are not a law firm, and our report is not legal advice or a legal opinion on title. We recommend you engage an advocate to review the agreement and title before registration.
- We are not registered with SEBI and we do not provide investment advice. Nothing in our report is a recommendation to make an investment.
- We are not a valuer. Our price benchmarking is an analytical comparison against available transaction data, not a formal valuation.
Scope and your responsibilities
The quality of our work depends on the accuracy of what you give us. You agree to provide correct and complete property details, including the address, project, builder, configuration and quoted price, and to tell us promptly if any of it changes. We will confirm the scope of work with you before beginning.
Our checks draw on records that are publicly available at the time we run them. Where a record is unavailable, incomplete, not digitised, or contradicted by another source, we will say so in the report rather than infer a conclusion.
Limitations you should understand
- Our report reflects the position as at its date. Facts can change after delivery — a new filing, a fresh dispute, a revised approval — and we are not obliged to update a delivered report unless you commission an update.
- We do not conduct a structural or engineering survey, a soil test, or a physical measurement of the flat unless separately agreed in writing.
- Public records may contain errors made by the authority that maintains them. We report what those records state.
- A high score is not a guarantee of a good outcome, and a low score is not a prediction of loss. The report informs your decision; it does not make it.
- The decision to buy, to negotiate or to walk away is yours alone.
Fees and payment
Fees are quoted before work begins and are payable in advance unless we agree otherwise in writing. Our fee is flat and is not contingent on your decision or on any transaction completing. Prices shown on this site are inclusive of applicable GST unless stated otherwise. Promotional pricing applies only while displayed and may be withdrawn.
Delivery
We aim to deliver a standard report within 48 to 72 hours of receiving complete property details from you. Where a required public record is delayed or unavailable, we will tell you and agree a revised timeline. Timeframes are targets, not guarantees.
Cancellation and refunds
You may cancel at any time before we begin research and receive a full refund. Once research has begun, we may retain a reasonable amount reflecting work already performed. If we are unable to complete the agreed scope for reasons within our control, we will refund the fee in full.
Intellectual property
The report is prepared for you and for your decision on the specific property named in it. You may share it with your advocate, lender, family or co-purchaser. You may not republish it, sell it, or provide it to a builder or broker for marketing use, and you may not represent our findings as applying to any other property. This website, its text and its design remain our property.
Liability
We provide our service with reasonable care and skill. To the maximum extent permitted by law, our total liability arising out of or in connection with an engagement is limited to the fee you paid for that engagement. We are not liable for indirect or consequential loss, including loss of profit, loss of opportunity, or loss arising from a decision you took after receiving our report. Nothing in these terms limits liability for fraud or for anything else that cannot lawfully be limited.
Governing law
These terms are governed by the laws of India, and the courts at Mumbai, Maharashtra have exclusive jurisdiction over any dispute arising from them.
